Data Methodology

The HomesStat platform is designed to provide data related to the potential investment valuation of a property. Our solution inputs data points from key area indices that collectively analyze over 200 real estate databases. Our algorithm, which functions as a combination of machine learning technology and investment calculations, outputs a detailed investment summary of more than 100 million homes in the U.S.

HomesStat looks at hundreds of data points to pinpoint the most accurate valuation and to build the context around its analysis. Our sources include multiple MLS databases, as well as census and county assessor records, mortgage records, current and historical housing and rental data, and realtor data. To understand the complex relationships between all of these data points, HomesStat applies artificial intelligence and machine learning.

Once we’ve analyzed these data points in detail and in greater context, we use investment calculations such cap rate, cash on cash, net operating income, and others to output a financial summary based on valuation, forecasting, rental analysis, and market analysis.

The result, is comparative and predictive investment data projections for over 100 millions homes in the US, updated every 15 minutes to provide accuracy, consistency, and a comprehensive financial summary that is easy to access and articulate.
